Not fit to be let
Nothing I would put in this box, and I have thought about it.
I would have moved out on the first night if anything else had been free. The heating did not come on for the whole stay and it was December. The photographs show a refurbished room. Ours was not one of them, and the carpet was visibly worn through. We were moved rooms on the Tuesday at an hour's notice with no explanation.

Left a night early
Check-in itself was quick enough. Quiet from about ten at night, once the bar downstairs empties out.
The desk was stretched thin and it showed - two requests went unanswered.

Comfortable and well placed
Christmas markets two streets away and the smell of them drifting up to the window. the morning coffee in the lobby is free all day and genuinely good. Late nights out and nobody once tutted at us coming in at three.
Checkout at half past nine is early when you have an evening flight.

Stayed three nights, wanted five
Travelling on my own, I never felt uneasy walking back into Docklands late at night. Spotless, including the places nobody checks - skirting boards, the kettle, under the bed. No faff with the room: dark, cool and quiet by ten.
Getting a taxi to find the entrance took some explaining.

Friendly and well run
Cheaper than the chain hotels two streets over and considerably nicer. our son were in the pool from nine until they were dragged out, and the shallow end is properly shallow. Parking on site and free, which in Dublin saved us more than the room rate difference.
Breakfast is the same every day, which by the first morning we had noticed.

Solid choice, would return
Firm mattress, which suits us, and a duvet that is not the usual thin thing. The radiator clanked at about two in the morning and then settled down, and honestly we grew fond of it.
We were reminded about the ten checkout twice on the Thursday, which felt unnecessary.
