Falls short of the description
Condesa is a sensible base, a few streets back from the crowds and still close to everything. We forgot it was a public holiday and they sorted us a table anyway.
Blackout blinds would make a difference in August, when it is bright by half past six.

The terrace alone is worth it
Underfloor heating in the bathroom in September is a small luxury that we noticed every morning.
One person on the desk at nine in the evening means a queue when the airport bus arrives.

Left slightly deflated
Check-in was straightforward and the desk answered questions properly. The lift has one of those inner doors you have to pull shut, which the children opposite treated as the highlight of their week. Connection was good enough to work from for a morning.
The shower head is fixed high on the wall and cannot be angled.

Friendly and well run
Short version: yes. Housekeeping were quietly excellent and clearly took pride in the rooms. Living like a resident rather than a guest for a week: market, kitchen, balcony, repeat. I was at Teotihuacán in twenty minutes on foot, which changed how I used the days.
Blackout blinds would make a difference in May, when it is bright by seven.

Quiet and central, kind staff
We are fussy about where we sleep. Self check-in with a code, clear instructions, and we were inside two minutes after the taxi left. Our taxi driver could not find the entrance and drove past it twice, so save the map pin.
The last two hundred metres are steep and cobbled - not a problem, just plan for it.
