Would look elsewhere next time
Some of this worked, some of it did not. Two bus routes and a tram stop within a few minutes, so we got around easily.
There is no fridge in the room, so the wine we bought stayed warm. The bathroom light is on a motion sensor and comes on if you turn over in bed.

Better than the price suggests
We arrived hours early and they took our bags without a fuss, then messaged when the room was ready. Records in the room, a proper armchair and the flat whites that would hold up in any city.
Blackout blinds would make a difference in December, when it is bright by seven.

Lovely staff, lovely building
Small breakfast, but everything on the table was good - proper pastries and a pot of proper coffee. They keep a jar of sweets by the lift that nobody admits to eating from. The view from the balcony is not a marketing photograph - it is genuinely that.

Good bones, tired edges
The owners are kind and the breakfast is homemade, which counts for a lot. Clean and tidy throughout the stay. Firm mattress, which is exactly how we like it. Quiet from about ten at night, once the bar downstairs empties out.
The grouting in the bathroom is tired and no amount of cleaning will fix it now.

Falls well short
Booked on the photographs, which was my mistake; breakfast was fine, and the coffee was better than expected.
It needs a refurbishment rather than another coat of paint, and the price has not caught up with that. The furniture is dated and the corridors could do with a repaint.
