Comfortable enough
Bikes to borrow, which I used on both mornings; the view over the rooftops from the balcony is a proper one.
The buffet gets picked over if you arrive after half past nine. Stairs only to the second floor, which was fine for me but would not suit everyone.

Turned up late, tired and grumpy, and were looked after. Spotless, including the places nobody checks - skirting boards, the kettle, under the bed. It feels like a house rather than a hotel, and the owners are around without hovering.
Checkout at half past ten is early when you have an evening flight.

Best breakfast of the trip
Housekeeping were quietly excellent and clearly took pride in the rooms. A proper coffee machine in the room, not sachets of dust. Hiroshi on reception had me checked in inside three minutes and drew a map of the area on the spot.
Nothing here. Do book it.

Photos are years out of date
The bed itself was comfortable. Everything around it was not.
We left a night early, which we have never done before. We reported a broken shower on arrival and it was still broken when we left four days later. The photographs show a refurbished room. Ours was not one of them, and the carpet was visibly worn through. Nobody was on the desk for long stretches, so we stood in the lobby with my rucksack for ten minutes at check-in.

Decent, with reservations
Good for a few nights alone - I was left to get on with it. Breakfast is an extra, and worth it for fresh figs and yoghurt alone.
It is a good twelve minutes from the nearest tram stop, further than the listing suggests.
