Better than the price suggests
Hiroshi sat with us over a map on the first evening and half our trip came out of that conversation.
Checkout is eleven and a late one costs about as much as another night's breakfast.

Falls short of the description
The owners are kind and the breakfast is homemade, which counts for a lot. Breakfast is solid rather than lavish - eggs done to order and reliable coffee.
two floors and no lift - the Double Room with Garden View is lovely once you get up there with the cases.

Falls well short
There is a shortcut through the square that saves about five minutes and somebody drew it on our map. The owners are kind and the breakfast is homemade, which counts for a lot.
We were moved rooms on the Friday at an hour's notice with no explanation. The aircon unit drips onto the balcony floor, which we mentioned on the Monday.

Not terrible, not memorable
The view over the rooftops from the balcony is a proper one.
The sofa bed in the Family Suite is not somewhere you would want a second week. One person on the desk at half past ten in the evening means a queue when the airport bus arrives.

Handy for The High Line
The kind of place you book for two nights and immediately regret not booking for four. Within two streets there is a natural wine shop and a proper greengrocer, so we ate well and cheaply.
It is a good five minutes from the nearest tram stop, further than the listing suggests. Blackout blinds would make a difference in October, when it is bright by quarter past seven.

Two nights was enough
Hiroshi at the desk was the standout - patient and genuinely useful. Reasonably peaceful at the back of the building; the front door code worked every time, which sounds like a low bar until you have stayed somewhere it did not.
Nobody told me the restaurant was closed for the week until I turned up hungry on the Friday.
