Passable, at a push
Two nights, and two would have been plenty. The Cosy Room is well organised and everything has somewhere to go. Our taxi driver could not find the entrance and drove past it twice, so save the map pin.
Street parking is free after half past nine and impossible before it. There is construction across the street that starts at seven, so bring earplugs.

Poorly maintained and unhelpful
Honestly, very little. I was out from early until late to avoid being in the Terrace Room. The morning coffee was fine, which is a thin thing to end on.
Housekeeping did not come at all in three nights and I asked for towels twice. The lock on the door did not engage properly, which is not something you want to discover at midnight. I asked twice about the noise and nothing came of it.

Good bones, tired edges
There is a bakery two doors down that opens at six, which we discovered by accident on the first morning. Ginza is a sensible base, a few streets back from the crowds and still close to everything. Lovely for a couple of nights away, quiet and personal.
Towels are changed only on request, which is sensible but was not explained.

Quiet and central, kind staff
Ginza turned out to be exactly the right call - everything we had pinned was walkable. Four of us across two rooms on the same corridor, which they arranged without being asked.

Nearly perfect
The courtyard rooms hear nothing but pigeons, which is the whole point. A proper coffee machine in the room, not sachets of dust.
Blackout blinds would make a difference in November, when it is bright by half past six.

Good spot, tired rooms
The view over the rooftops from the balcony is a proper one. The neighbour opposite waters her balcony at seven every morning and says hello.
Bin lorry at about half past six on the Monday, and we heard every bottle.
